Green Leaf Partners uses “On-Site” to assist in property management and track the leasing process as well as website marketing. Through On-Site we’re able to have a streamlined and uniformed leasing process from ad blast marketing, tenant screening, lease processing to electronic leasing. Green Leaf Partners uses Rainmaker LRO to forecast availability and pricing for new leases and renewals. Rainmaker LRO utilizes historical property, current market data, from more than one million units to set and maximize pricing parameters. This allows the manages to maximize rents and occupancy.

YES Energy Management

Green Leaf Partners uses Yes Energy Management for resident bill back for water /sewer / gas / and trash expenses. Green Leaf Partners receives a master invoice for these expenses and sets the parameters in which the tenants are billed for the services. Typically 80% is passed back to residents, depending on the market. A separate bill is sent by Yes Energy Management directly to residents which they in turn pay directly to the property manager along with their monthly rent. YES Energy integrates seamlessly with “Yardi” to pull the resident data for billing.


Green Leaf Partners uses Pay Lease to aid in Property Management by accepting and managing online payments from residents. Tenants can enroll for monthly debits from their credit card or checking account or make payments over the internet, phone, or fax. Residents can use the web portal to view their payment history and status of current pending rent payments. Pay Lease simplifies the payment process and results in quicker payments.

National Credit Systems, Inc.

Green Leaf Partners uses National Credit Systems (NCS) for collections and debt recovery from former tenants. They have been in business since 1991 and their primary purpose is to help apartment communities recover lost money.
